Electrical work in Arboretum

  • DE23, DE1 postcodes
  • About 2 miles from our Chaddesden base
  • NAPIT registered, every job certified

Derby Arboretum opened in 1840 and is often described as England's first public park. The streets around it were built in the following decades, with grand villas on the main roads and terraces behind, many since divided into flats. Electrically, these buildings can be complicated: old wiring in the common parts, newer installations in individual flats, and alterations made at different times. We inspect each part properly, produce clear reports for landlords and owners, and rewire where needed with care for original plaster and joinery.

Homes in Arboretum

The Arboretum opened in 1840, and houses followed around it. Historic England describes Arboretum Square as mid-19th-century terraced villas in yellow brick, and the Arboretum Conservation Area has covered them since 1975. Rose Hill, to the south, became high-density terraced housing in the late 1800s. Many of the bigger houses are now flats or shared homes. That often means several meters, sub-mains that have been added over the years and communal lighting on a landlord's supply. In the original fabric we still find lighting circuits with no earth.

Arboretum in numbers

From the 2021 Census, for the 3,685 households in the streets around Arboretum.

  • 44%of homes are flats (England: 23%). In a flat, work near the meter or in shared areas is agreed with the managing agent before anything starts. Faults and repairs
  • 36%of households rent from a private landlord (England: 18%). Landlords in England must have the electrics inspected at least every five years and give tenants a copy of the report. Our EICRs start at £150 plus VAT. EICRs and fuse boxes
  • 16%of homes are heated by electricity alone (England: 9%). Storage and panel heaters put a heavy, steady load on the wiring, so the board and circuits are worth checking. Fuse box upgrades

Covering Arboretum and nearby

We cover the Arboretum area across DE23 and the edge of DE1, along with Normanton, Pear Tree and the city centre. Converted houses often have several meters and sub-mains feeding different flats, and we map how the supply is split before testing or quoting.

Asked in Arboretum

I own a house near the Arboretum split into flats. Is the hallway lighting my responsibility?

If it runs from a landlord's supply, yes. Communal lighting and any shared circuits are on you, separate from each flat's own meter and board. We test the landlord's supply alongside the flats, list which circuits feed what, and give you a report for each part of the building.

Can my Rose Hill terrace be rewired while we are still living in it?

Yes. We work room by room, so you keep power in most of the house each day and have it back fully each evening. Expect lifted floorboards and some chasing. We tell you the order of rooms in advance so you can clear them as we go.
