A full rewire is one of the bigger jobs you can have done on a house, so it is fair to want a number before you pick up the phone. Our full rewires start from £3,500 plus VAT. Here is what moves that figure up or down, and what you get for the money.

Every house is different, so treat this as a guide. You will get a free written quote before any work starts.

What affects the cost of a rewire

The size of the house matters most, but it is not the only thing. These are the factors that change a quote:

  • Number of rooms and circuits. More sockets, lights and circuits mean more cable and more labour.
  • How easy it is to run cables. Solid walls and awkward voids take longer than a house with good access.
  • The finish you want. Brushed chrome or other decorative fittings cost more than standard white.
  • Extras on top of the rewire, such as spotlights, outdoor power, a garage feed or a supply for an EV charger.
  • Whether the house is empty. An empty property is quicker to work in than one that is lived in.

The same factors apply to a partial rewire, where only some circuits are replaced. As real examples, a partial rewire alongside a bungalow renovation in Mickleover came to around £4,500, and a full rewire of a renovated home in Chaddesden, with spotlights, garage power and a hot tub supply, came to £7,000.

What is included in the price

A full rewire replaces the fixed wiring throughout the house: the cables, sockets, switches, lighting points and the consumer unit.

The work is done to the current wiring regulations, BS 7671, and every circuit is tested when it is finished.

You get an Electrical Installation Certificate and Part P notification as standard, so you have the paperwork when you sell or let.

Plastering and making good are not included as standard and are charged separately. Mains-wired smoke alarms are not included as standard either, but we can add them to your quote.

How long does a rewire take?

How long it takes depends on the size of the house and whether it is empty. We give you a realistic timescale with your quote, and keep you updated if anything changes once the old wiring is exposed.

Do you need a full rewire at all?

Not always. Sometimes a consumer unit upgrade or a partial rewire is enough. An EICR, which is an inspection and test of your existing wiring, tells you what condition it is in and what actually needs doing. Our guide to the signs your home needs a rewire covers what to look out for.

Is a rewire disruptive?

It is a messy job, because cables run under floors and inside walls. We protect floors and furniture and leave the house tidy at the end of each day. Walls that are chased out will need making good and redecorating afterwards, so a rewire is best done before you decorate.
